40 Year / Milestone Inspections

Code-Driven Evaluations for Structural and Electrical Safety

Maestre Engineering provides certified 40-Year and Milestone Inspections across Miami-Dade, Broward, Monroe, and Palm Beach counties. Our team of structural engineers and project administrators conducts detailed Phase I and Phase II evaluations with a strong emphasis on life safety and regulatory compliance. We tailor every inspection to the building’s type, age, and current condition, delivering objective, code-aligned findings with actionable next steps. Whether we’re flagging spalling in a post-tensioned deck or documenting electrical hazards, our reports are clear, defensible, and well-received by local authorities.

Professional Liability Coverage

All inspections are signed, sealed, and insured, protecting property owners from non-compliance exposure.

Accelerated Review Time

Our familiarity with municipal protocols means faster approvals, reduced response times, and fewer requests for clarification.

Risk Mitigation Through Precise Reporting

We support owners and associations with engineering-led inspections that identify life-safety risks while easing the administrative burden of recertification. Every structure we evaluate is thoroughly documented with photo evidence, technical commentary, and practical repair strategies when needed. Our familiarity with local submission protocols ensures efficient processing and reduced back-and-forth with plan reviewers. We don’t just inspect, we interpret, guide, and support the next steps to maintain public safety and structural viability.

Frequently Asked Questions About 40-Year Inspections

What triggers a 40-year or Milestone Inspection?

Buildings reaching 30 years near the coast (or 40 years inland) must complete inspections per new Florida requirements. Additional inspections are required every 10 years thereafter.

Phase I involves a visual inspection. If deficiencies are found, Phase II requires destructive testing and more in-depth evaluation of affected areas.

Timelines vary by structure type and number of deficiencies, but most Phase I inspections are completed within two weeks. Phase II may take longer based on scope.

If structural or electrical hazards are identified, timely repairs are required. The inspection report outlines what is urgent and what can be deferred.
